Accounting and Financial Services

  • Establish and maintain separate trust bank accounts with Bank of Queensland for each individual Strata Plan.
  • Maintenance of all accounting records as required by the Strata Schemes Management Act 2015, Regulations and the Property Stock and Business Agents Act and Regulations.
  • Provide comprehensive financial reports.
  • Notify owners of levied contributions.
  • Issue levy notices, collection and receipting of Administration and Sinking Fund Levies and any other Special Levies using various payment options e.g. StrataPay, Bpay, or over counter at any Post Office.

Administration Services

  • Attend to all correspondence.
  • Administration of Strata By-Laws as pursuant to the Strata Schemes Management Act 2015 and regulations.
  • Maintain the Strata Roll and Minute Books.
  • Prepare S109 Certificates.
  • Record and Maintain records under S28, 118, 119, 120 of the Act.
  • Maintain all books and records of the Owners Corporation.
  • Advise the Owners Corporation on all matters of procedure and interpretation of the Strata Schemes Management Act and registered Strata Plans.
  • Carry out the powers, authorities, duties and functions of the Owners Corporation within the terms of the Agency Agreement, except for the power to delegate those powers and duties defined in the Strata Schemes Management Act.
  • To implement any decision of the Owners Corporation required in the management of the Strata Scheme.
  • To ensure compliance with the Strata Schemes Management Act and regulations.
  • To make application for Adjudicators orders, lodge submission and make representations to the NSW Office of Fair Trading on behalf of the Owners Corporation.
  • Electronic storage of Owners Corporation books and records.
  • Preparation, submission of defect claims – liaison with solicitors appointed by Owners Corporations pertaining to building defect claims.


Meeting Services

  • Advising owners within the specified time, as governed by the Act, as to Annual General Meetings, Extraordinary General Meetings and Committee Meetings.
  • Preparation of agendas and meeting notices.
  • Conduct the said meetings when delegated as required.
  • Distribution of minutes to Owners and Committee Members.


Insurance Services

  • Obtain building insurance renewal quotations.
  • Preparation and lodgement of insurance claims.

Maintenance Services

  • 24 Hour / 7 Day Week Emergency Service.
  • Regular site inspections to report to the Executive Committee on any visual concerns. We are pro-active in meeting with Contractors and Executive Committee Members at various stages, during works to common property.
  • Repairs and quotations carried out by fully licensed professional tradespeople.
  • Ensure common property areas are maintained in accordance with the Act and as per requirements of the Owners Corporation and Committee.



Strata Schemes Management Pty Ltd offers extensive experience in assisting in the establishment and set up of each Strata Scheme, Company Title, Community or Neighbourhood Association. We collaborate with all service providers to ensure that the new strata scheme has a solid foundation.

We prepare the Administration and Sinking Fund budgets, with advice being received from a sinking fund forecast specialist to ensure correct levies are presented to assist in the marketing of the strata scheme.

During the initial period Strata Schemes Management Pty Ltd will:-

  • Establish the books and records for the scheme in accordance with the provisions of the Strata Schemes Management Act or Community Land Management Act.
  • Obtain quotations and upon approval arrange the appropriate initial insurance cover.
  • Prepare tender documents for the appointment of service providers including but not limited to on-site building manager, cleaners, gardeners, caretaker, lift maintenance, fire safety, utility providers.
  • Ensure compliance with the Strata Schemes Management Act 2015.
  • Arrange the First Annual General Meeting.
  • Provide new owners with the appropriate information and fact sheets pertaining to strata living.
